TPO reflects more heat and welds at the seams; EPDM is more forgiving to repair. For most commercial buildings we recommend TPO; for large residential decks we often recommend EPDM.
Not always. If the substrate is dry and only one layer is present, a re-cover with new insulation and membrane is often possible and cheaper.
20–30 years for a properly installed TPO or EPDM system with periodic maintenance. Ponding water and neglected flashings are what shorten that number.
